As a Maintenance Lead, I am responsible for maintaining the physical integrity of an apartment community at all times. • Anticipate, identify, and correct any and all problems on my community. • Implement procedures to prevent future instances of problems.• Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-readies, etc. • Schedule and perform routine maintenance on all appropriate equipment on a regular basis. • Inspect and maintain all tools in excellent condition. • Indoctrinate and assist in development of all subordinate maintenance staff. • Instill a "safety first" attitude not only with maintenance technicians but with all staff members. • Possess knowledge of budget and budget compliance. • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. • Perform maintenance tasks personally and delegate to assistants. Oversee and inspect work performed by assistants. • Institute and manage system for handling resident service requests. Complete work orders within 24 hours when possible. • Schedule maintenance personnel to be available for emergency purposes, 24 hours a day, seven days a week.
