In the past six years, I managed several major co-working space property/real estate development projects. I started out with a $100,000 office construction project at a 24,000 square foot Class A space. This modern space catered to high profile tech and nonprofit tenants due to its location and our marketing plan. My sales pipeline started from zero, but I was able to sell out the office space and desk space in under a hundred business days. The space enjoyed near over 95% occupancy throughout the duration of the lease.Next I redesigned a 60,000 sq. foot. shopping mall/maker-space/commercial kitchen/rooftop event space near lake Merritt in Oakland. This space had many challenges with HVAC, IT, natural light, and privacy as it was built in 1960 for a very different purpose. This space became our flagship with large revenues streams from the updated events venue in addition to the additional office spaces I constructed in formerly unusable space. I also created coworking work areas conducive to work in former dead space.Most recently, I updated the facilities of two Jack London Square locations of over 20,000 square feet that had their own unique challenges, one being an old broom factory and the other a nineteenth century hotel. I managed updates to the CISCO Meraki network, oversaw HVAC upgrades, private office sales move in/outs, and optimized vendor management to lower costs. These four very different locations reached their highest occupancy, level of customer satisfaction, and revenue in its ten year history as a result of my leadership and planning. My guidance also helped my company to survive covid which has been exceedingly difficult for this industry. The business continues to operate and improve over time, despite the downturn in the coworking industry.
