Engaged to assist the Commercial Default Servicing Group. Responsible for analyzing delinquent commercial, industrial, residential and land development loans to include current default resolution strategy, real estate values, environmental risk and property budgets. Review attorney network to ensure they are effectively managing the foreclosure process as it relates to real property held for collateral. Evaluate current servicing system and make recommendations for system enhancements, arranging for third party servicing vendors to make presentations of their systems and services to enhance productivity and minimize costs associated with commercial loan servicing.

Responsible for development of program to acquire residential properties in the Houston, TX market area from both auction and retail purchase opportunities. Worked directly with Matt Martin Real Estate Management and their client to build and establish this line of business.

Consulting Contract - Project Lead for various FDIC mortgage loan servicing surveillance, oversight and assistance projects as it relates to the LLC and Loss Share Agreements between the FDIC and the acquiring entity of a failed federal institution. Assignments include on-site visits, file reviews, draft and final audit reports and on-going loan servicer surveillance. Assess current financial institution practices against internal policies and procedures, accepted industry practices, and relevant transactional agreements and conduct an assessment against these three standards. Reviews include collection of loss mitigation data and information from third party firms and other services related to loan servicing operations that may be unique to the financial institution. Prepare a report addressing each of the functional areas which outlines any strengths, weaknesses or deficiencies in these areas and makes recommendations for improvement. In addition to the review of the functional areas, a review regarding compliance to Regulation AB is completed and included in the report. The report also discusses the methodology used for determining the findings. Meet with the FDIC Oversight Manager to assist in the development of solutions to address any identified weaknesses. Functional areas include Cash Collection Management and Administration, Remittance and Investor Reports, General Loan Administration, Default Management and Performance/Loss Mitigation, Technology, Adequacy of Servicer Controls, Policies (Internal/Regulatory) Procedures and Loan Servicing Practices.

Responsible for the management and performance of the REO Department including the disposition of 10,000+ REO Assets, supervision and training of up to 100 REO personnel and further development of the department policy and procedures. Developing methods to automate tasks involved with the REO sales process. Addressing Investor concerns, provide reports and information for servicing rating companies. Implementation of new processes that enable the department to address new assets more readily and address low value issues prior to the asset coming into the REO Department. Review REO reports to ensure data integrity and compliance issues. Reviewing repair and improvement bids to ensure bids received are legitimate and that investment is equal to or above expected return. Reviewing assets that require environmental action plans and implementation. Address outside vendor issues and streamline processes to ensure our issues are addressed. Review and approve current list pricing, property valuations, vendor billings, sale edits, and providing management with monthly reports. Monthly reviews of all REO Assets to ensure data integrity and compliance issues. Reviewing repair and improvement bids to ensure bids received are legitimate and that investment meets expected return. Reviewing assets that require environmental action plans and implementation. Supervise the Eviction process, title ordering and tracking of recorded Deeds. Developed Access Databases for the REO Department and Foreclosure Department to aid in tracking the asset and to ensure systems are coded correctly for Executive Management Reports and Investor Reporting. Development of REO Policies and Procedures and Internal Controls used to ensure investor and corporate compliance. Assisted in further development of the REO Section of the Fortracs Tracking System as Wilshire was the Beta Testing Site selected by London Bridge, the owner of Fortracs. Responsible for creating and distributing monthly reports used by Executive Committee and Department Staff.
