I’ve been working at Humphreys & Northwood as a lettings negotiator since 2019 and was made senior lettings neg within the first six months. Pre Covid I use to be senior to 3 team members, unfortunately our team shrank from 6 members to now 2 with a combined portfolio of 600 managed properties across both businesses.My day to day role consists of marketing new properties, carrying out all lettings viewings, being the main point of contact and dealing with the whole application process including moving tenants in and general phone/email enquiries along with day to day troubleshooting. As we’re a small team I’ve got lots of experience in many areas of the lettings department including conducting inventory and check out reports. I’ve also started to carry out lettings valuations whilst meeting new landlords to bring on new business for the company. I’m Rent Smart Wales qualified and passed a level 2 Foundation Lettings Course.

- Acting as deputy brand manager monitoring such things as team performance, store targets and commerciality of the brand. - Staff scheduling including floor planners and staff Rotas. - In charge or store recruitment, inductions and personnel files. - Branch merch contact (stock distribution) - Work out floor moves basing them on local customer and commercial figures. - Visit management with area managers including floor walks.-Manage the floor on a daily basis - Staff progression in store, working with staff to create objectives for them to keep a happy and positive store environment. - Regular cash handling when closing and opening the store as key holder.

Required to hold store in the absence of management.• Role requires me to manage my own brand team, as well as running the whole shop floor on a regular basis. • Consistently required to interpret commercial reports, using these to make informed commercial decisions.• Required to deliver the brand to guidelines by utilising my strong visual merchandising skills. • In constant communication with my Area VM/Branch Merchandising to ensure the brand is up to date and is receiving the correct stock based on recent performance and my local customer.
