Director of Development for 112 acre mixed use redevelopment of the University Mall in Orem, Utah. Project is an existing 1.3 million SF regional shopping center which will remain, and the surrounding 67 acres of asphalt parking is being redeveloped into a mixed use, walkable community adding 600,000 SF of office, 1500 residential units and additional retail.

Worked with municipalities, cities, county, developers, and financial institutions to encourage transit oriented development throughout the Salt Lake region. Lead coordinator of local and national financing forums for HUD Sustainable Communities grant to investigate alternative funding sources for non-revenue generating infrastructure necessary to fund the gap between cheaper-to-build sprawl development and smart-growth sustainable communities. Investigating establishment of revolving loan funds and structured investment funds for transit oriented development. Performed strategic planning for UTA owned TOD sites, worked with developers to identify potential development opportunities, performed risk underwriting of development proposals, participated in procurement of development partners, performed cost benefit analysis, assisted developers in compliance and reporting to federal agencies, assisted legal department in the negotiation of development, operating, and management agreements for joint ventures. Coordinated with local planning organizations, state, county, city and community leaders with respect to transit supportive land use. Worked with municipalites on zoning, form based codes, urban planning, land use and financing issues to encourage transit oriented development.

Directed a team of 42 external and in-house architectural, civil, MEP, structural, traffic, parking deck, legal, financial, estimating, asset management, tenant improvement, marketing, leasing, and construction personnel in the development of the Cottonwood Mixed Use project in Holladay, UT. Cottonwood is a 57 acre, 1.6 million square foot mixed use project, including 600,000 SF of retail, 200,000 SF of office and 800,000 SF of residential construction. -Oversaw documentation for LEED ND Neighborhood Development Pilot Program. Set project standards and performed cost and feasibility evaluations for sustainable development practices and technologies. -Worked with the City of Holladay to create an entirely new zoning code allowing for mixed use development. -Oversaw the design of 1,000,000 sf of building and associated infrastructure.

Developed over $480,000,000 in office, retail, industrial, residential and mixed use projects across the United States. Contributed $16,400,000 in profits in fiscal 2006 with project ROI of 18.8%, 27.3%, 33.4% and 52.3%. Responsible for entire development process, from project feasibility studies, land acquisition, entitlements, hiring consultants, negotiating contracts, directing project design, hiring contractors and overseeing construction. Full bottom line responsibility for developing and maintaining project budgets, proformas, and project profitability.

Involved in the development of over 1,750,000 sf of office and R&D buildings in the midwest and eastern US, as well as a 27 acre land development in Atlanta, and 52 acre land development in Chicago.
