Vice President, Preconstruction & Estimating

Vice President of Preconstruction & Estimating- Preconstruction leadership of internal and external teams across the country from preconcept to groundbreaking including team assembly, cost development and management, contracting, permitting, schedule development and management, design development, and consultant team management.- In addition to Preconstruction Functions, provide Construction Oversight for non-regional projects ranging in size from Riverwalk Restaurant (3,500 sf shell restaurant in New Orleans, $2M) to 110 North Wacker (1.5M sf trophy office on the Chicago River, $780M).- Project cost forecasting for Company Annual Plan and funding request including escalation tracking and trending.- Assemble world-class design and construction teams including scope development, solicitation of vendors, proposal evaluation and contract negotiation. - Establish standards, policy procedures and controls including development and implementation of Quality Design Standards, Division 1 Standards, Drawing Nomenclature, Cost Codes, Best Practices and technology systems.Director of Preconstruction & EstimatingVarious Projects ranging in value from less than $1M to $800M+- Establish the Preconstruction Department at Howard Hughes.- Develop and track realistic hard and soft cost budgets that return financial success for the company.- Collaborate with Development Team in creation of proformas and initial comp set evaluations.- Proactively manage design teams to ensure design is within program requirements, budget, and schedule.- Generate true value analysis and value engineering to reduce cost without sacrificing program/quality or increase quality/program with cost impact offset by revenue increase.- Provide technical input and analysis to ensure highest quality while optimizing building cost, design and program for project goals.Markets: Mixed Use, Office, Retail, Multifamily, Entertainment, Hospitality - projects ranging from less than $1M to $800M+
