As a result of challenging service charges since 2006, I have gained extensive knowledge of property management practice, apportionment, procurement, service contracts, cost-effective service delivery, in addition to a good understanding of building fabric, lifts and M&E installations. I have acted as service charge expert, producing expert reports and joint statements for the Courts, in addition to coordinating and participating in Alternative Dispute Resolution (ADR). I am also Bellrock's security consultant, carrying out security risk assessments at large commercial office and retail developments, assessing critical assets, security threats and vulnerabilities in order to specify proportionate countermeasures (including; policies, plans, procedures, equipment and personnel) having regard to key security principles (deter, detect, delay, deny / respond), depth in defence and CPTED. My security experience and qualifications also enable me to offer security expertise by way of dispute resolution.I have a thorough, methodical approach to work and recognise that high standards, accompanied by clear and concise consultancy will maximise client confidence and additional business opportunities.Bellrock provides operational and strategic advice on efficient commercial service charge management, working with both occupiers and landlords of office and retail real estate. Detailed analysis of Lease/s, budgets, certificates, itemised transaction lists, life cycle replacement plans (capital works), technical reports and maintenance logs helps to identify specific areas requiring further technical assessment, or audit, having regard to the provisions of the Lease, best practice and case law. In terms of capital works, I will inspect assets, site records, maintenance contracts and technical reports in order to form opinion regarding recovery. Where essential, I will commission relevant expert evidence (e.g. lift, M&E, fabric) to inform my negotiations on behalf of occupiers / landlords.
