Increased resident satisfaction by entertaining several monthly community’s events, maintaining all social media accounts, and ensuring all facilities remained top notch at all times. Richmond, Tx

Assisted company with take-over of Class A community located in Richmond, TX consisting of 288 units. Consistently kept occupancy in the high 90’s while raising renewals 3-8% average. Oversaw all social media, entertained monthly community events, and upheld customer satisfaction. Bidded, approved and oversaw several capital projects including new exterior fencing, outdoor kitchen, several concrete projects, etc. This community was enrolled with LRO. Trained employees of the LRO process, attended weekly calls regarding pricing, and overviewed pricing of neighboring communities on a daily basis to ensure correct pricing was inline.

Rosenberg, Tx

Managed two communities located in the Rosenberg, TX market. First community consisted of 186 units and second community has 90 units. Raised income considerably by stopping all specials, raising rents, pushing for rent increases of current residents, as well as pushing fees and raising awareness in Other Income. Occupancy remained consistently at high 90’s at one community, 99-100% occupancy at other.Awarded Property Manager of the Year for 2012.Best Apartment Community in Fort Bend County by the Fort Bend Herald in 2012 and 2013.

Managed two communities located in the Memorial area of Houston, TX consisting of 190 units and 86 units. Brought community occupancy up 11% at one community stabilizing the occupancy in the mid 90’s. At second community stabilized occupancy at the high 90’s. Raised incomes an average of 3-5% during tenure

Stabilized 330 units fast-paced community located in the Galleria area of Houston, TX. Successful in raising occupancy from 79% to mid 90’s. Promoted to Manager of another fast-paced community in the Galleria area with 405 apartments. Increased occupancy, increased income and decreased expenses while enforcing strict criteria and policies at community. This was a great accomplishment in this occupancy distressed area.

Hired at a distressed community in the Galleria area with 360 units. This property had a severe delinquency and occupancy problem as well as an extremely high turn over in employment. Once a great staff was established, the delinquency problem was brought under control bringing the delinquency to $0, occupancy was increased 15% and company decided to complete an $8 million renovation. Assisted in several factors of renovation including, paint color, sign choices and placement, name of community, etc.

Started at an 84 unit community in Southwest Houston. Promoted to a community in the Fondren/Southwest area with 240 units. Then promoted to a community consisting of 296 units in the same Fondren/Southwest area.
