Kimberly Watts is the founder and owner of Covenant Development Co., LLC, which was established in March 1998. Prior to this role, she was the upstate regional developer for Douglas Company, Inc., and established a stellar reputation as a results-oriented professional with a commitment to excellence. Mrs. Watts began her career as a Developer Apprentice and successfully managed the subdivision accounting department for the Douglas Company.Kimberly has successfully developed and co-developed over 1,350 units of affordable housing representing over $205 million in financing. Mrs. Watts has a successful history with the South Carolina State Housing Finance & Development Authority, as well as the North Carolina Housing Finance Agency. She has an excellent track record in approved applications for LIHTC, HOME, Housing Trust Fund as well as with the Federal Home Loan Bank - Affordable Housing Program and the City of Greenville Community Development Department & Greenville County Redevelopment Authority – Community Block Grant Program. She has long-established relationships with both lenders and equity partners. Details regarding her previously developed projects are included with this package. Ms. Thomas has also managed a HUD-221(d)4 apartment complex transitioning it into tax-exempt bond LIHTC funding & compliance.Kimberly attended North Greenville College and Greenville Technical College majoring in Business Administration. Mrs. Watts has served as Chairman of the Board for Upstate Housing Inc., as Secretary for Creekside Apts LLC, as well as being a member of the SC Affordable Housing Coalition & a contributor to the Greenville Housing Task Force.
