Founded and formed in 2005 as a strategic alternative investment, the investment soon grew from a passive joint ventures investment, to an active operating role in which Kodiak Ventures, LLC had to assume the day-to-day operations. Founded in 1993, the Rutland Company provides real estate investment, development and design & construction services. With the down turn in the Florida real estate market in 2006 and the subsequent recession in the domestic real estate economy in late 2008, under Matt's leadership the Company quickly repositioned itself to focus on acquiring distressed real estate by leveraging its’ almost two decades of lender and equity relationships. The Company's solid reputation coupled with long and deep rooted relationships were critical in allowing the Company access to prime fee simple and collaterialized debt obiligations (distressed debt). As COO, Matt was responsible for identifying, execution and managing each development, acquisition & investment. This included underwriting, risk assessment, market analytics, structured finance (including, raising of equity, structuring of construction, conduit, bridge and permanent debt funding), legal management, governmental approvals and investor relations, design and construction. In addition to managing the firm's core acquisitions, development operational activities, Mr. Olsen also managed all diversified vertical services for the Company which included; Brokerage, Construction Management, Consulting and non-core investments.

While at Constructware Matt teamed with the Company's top Senior Account Executive selling Constructware's Enterprise Construction Management Software solution to ENR 500 Construction company's as well as to A/E firms. Matt covered 9 states along the eastern United States from Georgia, west to Pennsylvania and Ohio and the District of Columbia.

Matt was the first recruit hired in the Southeast region with no prior experience. He was accredited with closing over $2 million dollars in aggregate lease value representing solely tenants of Class A and Class B office space. While at Studley, Matt was an instrumental part of a team which procured business in the state of Florida which enabled the company to establish a south Florida sales office in Ft. Lauderdale. His primary responsibilities were creating and evaluating industry best practices and standards for companies such as Anderson Consulting. Along with these practices Matt would also evaluate and negotiate lease renewals, expansions, and acquisition and disposition contracts. Matt negotiated and executed in excesses of twenty lease and sublease transactions totaling approximately 100,000 SF. Most notably he was hired exclusively by Dollar General Corporation in November 2000 for an $8 million dollar facility disposition.
