When a flex equity loan expires, I am responsible for converting the equity loan into a fixed rate loan and calculating what the fixed rate will be based on the loan margins and what the current index is at that time. I research and review loan indices and margins in order to determine whether a banking discount on lines of credit can be applied. I effectively maintain reports on a variety of loan types, including: end of draw loans, matured balloon loans, and low balance loans. I also issue first and second mortgage payoffs per borrower and title company request.

Atlas REO Services is a full service Real Estate Owned management and disposition company which offers customized REO management and disposition services for lenders and loan services. In the past 7 years, I have held several positions at Atlas REO, working with several clients. My job responsibilities have varied throughout my time at Atlas REO ranging from servicing pre-listed assets to sale dispositions. I managed all pre-listing activities of a property from initial assignment listing, coordinated cash for keys and evictions for our clients. I also coordinated rehabs with a portfolio of 200+ properties. I was responsible for managing the deposition of assets while realizing maximum net return to client within a minimum time period. During my time as an asset manager, I managed a portfolio of over 400 properties across 25+ states. Over the course of the last 4.5 years I have managed a portfolio in excess of $200 million dollars. In my largest month, I sold approximately $10 million in assets. To date, I have successfully closed over 3300 assets. I also provided excellent customer service and assisted the borrowers with their loan application and required documentation with aggressive timeline management in order to process successful transactions.

Johnson and Rountree Premium is a leading collection agency specializing in insurance related debt collection. My responsibilities at Johnson and Rountree Premium included daily reconcilation of deposit totals, resolved credit balances and unidentified payments. Keyed payments toward patient accounts, calculated contractual write offs and applied correct rejection codes to patient accounts. Entered alphabetic, numeric and symbolic dates from sourced documents into various programs and databases.

Preferred Mortgage Solutions was a mortgage company targeting first time home buyers with the purchase of their first home and helped investors purchase secondary properties as vacation/2nd homes or investment properties. I was involved in every aspect of the processing of the buyers loan application from opening the file all the way through to the closing. Interacted daily with loan officers, borrowers, real estate agents, attorneys and underwriters to provide punctual and accurate status of each file. Served as a liaison between the customer, sales representatives and the underwriting department of various lenders that were being used to finance the buyers loans. During the loan processing, I was responsible for ordering title insurance, escrow instructions, flood certificates, surveys, verification of employment (VOE), verifications of mortgages (VOM) and verification of deposits (VOD). Reviewed all documents for acceptability against loan conditions and requirements.

Ocean Mortgage also specializes in providing sources for hard/private money loans. I worked directly with borrowers and real estate agents to prepare loan applications requested required documentation. I supported loan officers to coordinate the processing of the mortgage loans and worked directly with lenders to obtain the best loan programs and rates during the volatile mortgage market of that time.
