The EcoTenant brand was created with one goal in mind, to create a solution to the growing need for luxurious furnished + unfurnished rental housing options with flexible lease terms. This is a much desired and needed concept in Northern Colorado. People are always coming and going; it’s part of the human condition. Decisions are hard. We want to live, be comfortable, have less responsibility. I don’t want to decide what I’m having for dinner, let alone, decide where I want to be next year. Are you in the same boat? The future is unknown to all of us. We need a living environment that provides this type of flexibility and satisfaction. However, finding a well-managed rental that meets this criteria is like finding sugar at the grocery store during a pandemic.This concept is not to be confused with vacation or short term rentals, as all lease terms range from a minimum of 30 days to 12+ months. Over the recent years, we have seen a paradigm shift in how humans view their living situation. The huge house with the white picket fence is going out of style. We want less responsibility and hassle-free living. Especially now with a pandemic, the need for furnished housing is in more demand than ever. The ability to work from home has sparked an interest in moving to another location for awhile, because, why not?! RESPONSIBLITIES:- Protect and maintain property, obtain highest possible income/revenue for owner- Gathering and distributing income- Oversee Maintenance, Housekeeping and Event Space- Maintain good relations with residents (apartments), tenants (offices) and vacation renters- Adjust rents according to current market values- Market analysis, marketing, sales, advertising and social media- Act as owner representative (buffer between owner & tenant/construction company)- Make improvements and developments involving the property- Comply with laws (fair housing, city ordinances/codes, state & federal laws)- Strive to keep property 100% occupied- Increase value and life of property- Planning future property goals for owner and investors regarding propertyDUTIES AND TASKS:- Collection of rents and deposits- Pay the bills, work directly with accountant and investors- Service of notices, lease violations, correspondence, building news, evictions- Work with attorneys to enforce lease agreements, lease negotiation- Oversee all maintenance/damages/repairs/replacements/remodels; emergency calls & disasters - Create, implement and enforce all procedures and policies; develop operational guidelines- Execution of contracts for all services related to property- Project management, construction remodels, handle warranty items- Maintain accurate records, reports, forms and documentation- Ensure property, tenant and resident security- Coordinate with vendor and subcontractor- Apartment & property inspections - Final accounting and collections- Delegate tasks to employees- Settle disputes/conflicts, problem solve, make routine decisions- Manage vacation rental, apartments, commercial offices, event space and private rentals- All other services reasonably necessary for the property management of the property- Report operating expenses, cash flow analysis, budget to actual variance analysis
