Responsible for a portfolio of four conventional and two affordable properties with four direct and eight indirect reports in addition to providing assistance and support to other sites within the organization in both fee and owner managed properties. Portfolio includes condominium units. Responsible for financial reporting and analysis, budgeting, and ensuring that sites meet goals for occupancy, collections, and cash flow.

Began as a Roving Property Manager in October of 2013 and promoted to Regional Property Manager in January 2015. Managed a portfolio of 15 properties ranging from 11 to 504 units for a total of 1270 affordable housing units including Section 8/202/811/PRAC, MHOP, HOME and Section 42 and Long Term Homeless programs. Worked with the team in the successful ten million dollar rehab of our largest property, Skyline Towers, a 504 unit affordable site. Provided Property Managers with direction to achieve financial performance goals; actively maintained budgetary control and restraint, and provided direction and support regarding staffing/employee issues, working closely with human resources. Hired, trained and mentored property managers in all aspects of operations. Coordinates with heads of departments to assess and identify areas of concern, or of needed improvement. Provided input on policies and procedures and ensured compliance by the property management staff. Ensured accurate, thorough and timely reporting and promoted and maintained positive relations with all state agencies, tax credit sub-allocators and the US Department of Housing and Urban Development. Complied with all fair housing laws. Assisted in ensuring compliance with building fire and safety codes, and all federal, state, and local laws pertaining to fair housing, ADA, and all physical requirements. Reviewed, analyzed, interprets and summarized financial, occupancy and other property operating reports. Met department benchmarks for occupancy and collections. Prepared annual budgets for all properties working with site managers and ensured timely completion and submission to regulatory agencies, partners and investors. Worked closely with our Supportive Services staff as a part of our Housing and Services team.

St Louis Park, Mn

Regional Manager for five properties in Minnesota and Wisconsin. Position included oversight of a 200 unit luxury property in St Louis Park and four affordable properties in Minnesota and Wisconsin. Responsibilities included Section 42, HOME, and MHOP program compliance and reporting, marketing, and direct supervision of five Property Managers and indirect supervision of all site employees. Responsible for all budgets and maintaining and increasing NOI and occupancy throughout the portfolio and also for the upkeep of the properties.Worked extensively with marketing and improvements of the luxury property and preparation for the marketing of the property for potential sale. I was also responsible for the operational implementation of Yardi for all five properties.

Site manager for two St Paul properties, American House and Kimball Court with a total of 146 single room occupancy units. Twenty eight HUD HOME program units and 50 GRH program units for adults with disabilities who have experienced long term homelessness. Completed the lease up of the Kimball Court property following major property renovations. Increased and maintained occupancy of the properties by working successfully with the owner, the management company and the supportive services staff.

Legacy Village And The Selby Dale Cooperative

Legacy Village140 unit Section 8 and Tax Credit property.Completing annual recertifications in an accurate and timely manner to ensure compliance with Section 8 and LIHTC regulations.Hiring and supervision of all staff.Approving applications for all new residents and processing evictions.Responsible for processing accounts payable and receivable and writing annual budgets for the property.Selby Dale Cooperative74 unit mixed development cooperative including market rate and Section 8 housing rental options.Responsible for leasing, rent collections, hiring and supervising staff, and processing Section 8 recertifications.
