@ Plan and Execution -Coach 12 field markets to set annual financial plan and be responsible for working out execution plans. -Keep watching on large amount of business cases'(hundreds per year) decision logic/return on investment/negotiation skill implementation/fair market value/legal risks.-Balance the long-term vision and goal of asset management role and the short-term company financial targets on specific cases.-Ensure the asset management policy and team execution in compliance with China Laws and Regulations.@Sustaining profitable asset base and Lease Rationalization -Set goals and targets for 15 field teams of existing stores’ renewal, closure, re-image, lease optimization and property purchase tasks. -Ongoing monitor, oversee and supervise implementation. -Provide guidance to field Asset Management managers to deal with critical lease disputes and play a leading role in solving the problem with cross functional teams.- Take the lead to handle key landlords' leasing issues as a Director level role should be willing to take the responsibility.@ Coaching/Training -Keep team members with the industry changes and lead transforming of teams‘ cognition and behavior. -Hold workshops for case study (both good cases and bad ones.) -Timely sharing with field management teams (VPs and general managers) of the example cases with reference values.-Take an overall responsibility as a people manager to maximize team effectiveness.

@ Policy & Direction - Supervise and monitor the development, communication and reinforcement of asset strategies within the Company China to provide for current and future needs of business.- Be updated with Global asset management changes to make sure the Company China direction align with Global direction. - Communication the vision and goals of asset management to ensure regional activities are aligned with business goal and direction. - Align regional process with national and monitor localized adjustment issues according to the Company China market .- Ensure the asset management policy in compliance with China National Law, industry requirement and regional requirements. @Region Asset Management Supervision - Set goal and target for three regions of existing store review, closing, downsizing;- Share goals with region and keep good communication, ongoing monitor, oversee and supervise implementation;- Keep updated with regional data and consolidate data from all regions to run report for asset management situation; - Provide guideline when critical issues come up and share best practice to regions. @ Store Maintenance - Lead and manage critical enforced closing case by coordinating with cross functional team at National level; - Provide guidance to Regional Asset Managers to deal with critical cases and assistant in solving the problem aligning with cross functional team in regional level; - Provider proper and timely report for all critical cases for management review.

a. Propose and adjust forecast rental according to the changes of market and leasing phase; b. Be responsible of making the leasing plans, control and supervise the leasing progress; c. Be responsible of collecting and summarizing weekly and monthly report, in order to reflect the leasing progress; d. Be responsible of contract management; e. Communicate with design dept. and revise the layouts according to tenants' requirement; f. Making bonus plan and double check together with accounting dept.; g. Be responsible of tenants' database management; h. Be responsible of strategy agreements, and organize meetings timely so as to learn about strategy tenants' business status and the expansion status of such industry;

- Searching for new national tenants; - Daily communication with existing national tenants, most of which are Fashion, Health & Beauty brands plus some restaurant brands. Such as, contracts renew, choose location in new and remodeling projects,daily operation (follow rental payment, shop renovation and some special promotion activities). - Be in charge of new projects national wide. Control leasing process of national and regional teams, ensure rental income is higher than budget, make good tenant mix, review construction quality and image of tenants, ensure construction schedule can meet the opening date, give advice to change layout according to leasing situation and etc. - Lease out empty shops national wide. Well informed and always keep in mind of both the empty shop status and the shops could be available in all the shopping malls. Propose to the tenants who will be interested or those who have the ability to take.
