Essential Functions:· Serve as main contact person for the corresponding Wedgewood Homes (WWH) managers and directors· Own decisions and create the most optimal outcome for each asset after considering all factors· Escalation point between the seller, agents, escrow, title & mortgage companies throughout the transaction when Asset Managers needs assistance· Review transaction outcomes to create and provide reporting and feedback for all transactions to WWH leaders· Responsible for becoming familiar with the region's unique regulations and requirements.· Responsible for prioritizing a large volume of negotiations effectively down to Asset Managers· Responsible for the training, management and transactional excellence of Asset Managers in assigned region· Responsible for ensuring internal policies are met and works closely with WWH Leaders, Compliance, Legal and People teams· Keep current with market trends to maximize asset performance/resale

•Manage a portfolio of REO assets from foreclosure sale to final sale in collaboration with HMC •Communicate with foreclosure attorneys, title companies, real estate agents, and REO vendors daily•Responsible for coordinating with cooperating real estate agent, the completion of important transactional deadlines for each escrow to include but not limited to removal of inspection, loan, appraisal, and repair contingencies as negotiated. •Responsible for drafting written communication and managing correspondence to all parties of the escrow transaction.•Draft written communications to clients and prepare counter offer •Evaluate each offer and property to determine the best course of action for the asset •Strategize to create the most optimal outcome for each asset after considering all factors •Negotiate offers, counter offers, and other contract terms. •Responsible for becoming familiar with the region's unique nuances and technology •Responsible for responding and prioritizing a large volume of negotiations effectively •Maintain correspondence with agents throughout the offer submission and negotiation process

Primary Liaison between agents, escrow, title and mortgage companiesNegotiate offers and terms during escrow processSending/collecting necessary paperwork to all partiesCoordinate repair negotiations, extensions, appraisals etc. Create and modify CAR forms for agent/brokerRequest updates to ensure escrow closes on scheduleWork with vendors to schedule repairs/termite etc.Answer incoming phone calls/emails and manage daily operations of broker’s officeEnsure files are in compliance with internal policies and department of real estateHandle a pipeline of between 40-60 closings per monthCollaborate with the managing broker on all deal points to strategize and create most optimal outcome for each assetDelegate tasks within team depending on daily schedule
