Take charge of and provide support for proposed projects to determine feasibility of the site for the proposed development. Expose obstacles to overcome and find solutions. Discover permitting jurisdictions and requirements, including working with federal, state, local governments and utility engineers to inform clients of all regulatory actions/guidelines. Arrange and attend necessary predevelopment meetings to expedite project and reduce risk. Investigate zoning, overlays, variance process and special uses. Identify site development requirements for parking and setbacks, building height, area, site coverage, building material, roof screening, landscape and trees, site lighting, signage, utilities, storm water, fire, site access and any other requirements or concerns. Establish required permits, timelines and associated costs. Gather relevant GIS/Topographic, FEMA, Soils, Tax, Water and Sewer maps. Contact DOT to determine allowed access and find out future constructions projects that may affect the property.
