Responsible for a total of 8 apartment communities in 3 states in addition to maintaining the Senior Property Manager position at Lenoxgate Apartments. In this position I oversee the day-to-day operations at Lenoxgate maintaining an average occupancy of 93%with a 5% difference in physical occupancy vs. economic occupancy, increasing income over the previous year by 20%, reducing resident turnover by 85%, and maintaining expenses over the last three years at 30% or less. This was maintained during one of the toughest economic times in the United States since the Depression. My role as Southern District Operations Manager/Director of Human Resources is to oversee the operations of 8 additional communities in three states totaling 1369 units in addition to the setup of all new acquisitions. I also maintain all Human Resources, Corporate Insurance, and Administrator for AMSI, Core Logic, Property Solutions, Blue Moon, banking relations with Wells Fargo and reporting officer of all financial reports for the Owner and Partners. Mediator for all resident and employee complaints or concerns.

Supervise office staff and training for all new employees, Responsible for reviewing and approving/declining all applicants, rent collections and account reconciliations, coding and processing all incoming invoices, contract and bidding for all capital projects, implementing all new policy and procedure for the property such as renters insurance, negotiating with vendors in regards to the property requirements, marketing, advertising, setting up new vendors, lease auditing, scheduling maintenance, computer setup and trouble shooting, assume the responsibility of Property Manager and Regional Manager in her absence to oversee the property and 3 additional properties.

Antioch, Tennessee

Supervise and monitor on-site staff toward achieving the financial and operational goals of the property. Scheduling, variance report, accounts payable, reviewing contracts and working with and overseeing contracts, renovation, hire, counsel, or terminate employees, creating and presenting training on Environmental hazards, marketing property, and leasing.

Berkley Hills is a 251 unit Apartment Community In Madison, Tennessee. When I was originally hired Archon Residential was the Management Company. The property was sold to Steve Green and was Managed by Brookside Properties. the end of 2005. The property was put back on the market in 2006 and was sold to Julian Bluementhal and managed by PMR. During my time at Berkley Hills under Archon Residential we did extensive rehabs and upgrades.
