Recruited to develop a Property Management and Project Management scalable methodology for evaluating the combined level of success, as the two divisions of management operated as one in the same. With an abundance of investors eager to invest capital, the most difficult thing was to pace the growth and study the results. Everyone was thrilled with the success of the first project, a luxury development with outstanding value-add potential in Beverly Hills presented itself and lived up to the value-add idea. A full renovation and repositioning of a pair of sprawling apartment communities in Napa Valley came next, followed by breaking ground in West Hollywood on one of the most luxurious and progressive developments in Southern California. As the methodology proved successful time and time again, investors flocked in, and the multi-family portfolio grew to one that boasted a variety of assets including hotels, fitness centers, senior living facilities, hospitals, rental homes, office buildings and many more residential units. Selected Accomplishments:• Founded Oak Coast Property Management, which took over all assets held by Oak Coast in response to remarkably underwhelming experiences with the existing property management.• Managed takeover of 400 units in one of the wealthiest areas in California & presented my investors with astronomical improvements including a complete overhaul and repositioning with state or the art amenities. Ultimately agreeing to my recommendations, with the stipulation that there must be a steady increase in income over the first 18 months and achieve desired R.O.I. upon the 18th month…. 90 days in the property was collecting full pro forma rent, and returns went 35% higher than anticipated.

Enlisted to develop, implement and oversee through stabilization, a reposition strategy for Express Maids, LLC, a local cleaning and maintenance company with dwindling clientele, in order to attain a profitable and more sustainable business model. Selected Accomplishments:• Conceived the Express Solutions platform, a full-service nationwide, asset management resource that offers: services, supplies and solutions. Oversaw all aspects of the organizational development of each of the new departments, which includes a renovation and construction division, turnkey service, management and marketing consulting firm, and a maintenance supply and appliance warehouse with delivery service. • In less than one year, implementation was complete and the concept was reality, resulting in an appropriately licensed, insured and staffed, multi-divisional organization with an unexpected amount of new clients, increasing annual revenue from $500,000 to over $14,000,000.• Acquired numerous national accounts, including Bell Partners, CLK and Blue Rock Partners.
