Oversee staff of 15 permanent and contract staff to direct finance/budget, construction projects, leasing, tenant/vendor relations, purchasing, engineering, maintenance, janitorial, and security. and operating budget of $8M Implement company standards in acquired assets for service contracts, utilities, staff training, and building quality control. Orient and handover properties to third party management.Finance: Prepare, annual operating budgets with monthly variance report and leasing and management summaries. Regularly collaborating with outside accounting firm to generate reports for outside investors. Perform annual common area maintenance (CAM) and real estate tax (RET) estimate reconciliations in lock step with accounting team to confirm accuracy and good forecasting for cash flow. • Enhanced asset values by implementing policy and procedures to reduce costs and improve ROI through cost-effective contractual negotiations and targeted staff reductions.
