Accountable for the $38 M annual operating budget. Managed 4 direct reports and vendors to ensure the Prudential center campus appearance and maintenance met BXP standard. Successfully.

Kendall Square, Cambridge

Oversaw a 1.8 M SF, 8 building class A lab/office/retail portfolio and 1,900 parking spaces in two garages in Kendall Square. Managed more than $13 M dollars in operating budgets, plus identification and project management of capital projects ranging from $25 K to $250 K in size. Responsible for quarterly accrual, re-projection and funding request.

Responsibilities included overseeing and coordinating the financial reporting, maintenance, and project management activities associated with the operation of a 12 building, 450,000 square foot lab and office portfolio owned by King Street Properties. The portfolio included about 300,000 square feet of life science facilities in three of Boston’s core life.

Managed the operations of 18 buildings and 45 tenant relationships across more than 11 million square feet. Coordinated and prepared monthly variance, invoicing and account receivable reports. Responsible for preparing annual budgets, abstracting leases, resolving variances, managing maintenance projects, applying cash, and coding/approving invoices.

Developed detailed market statistics and analytical market research used to strengthen client relationships. Conducted market studies and competitive property analysis in collaboration with leasing team; offered advisement and recommendations to senior level clients in comprehensive presentations.

Liaised between tenants and property owners for a 500,000 square foot office building. Built and maintained vendor relationships; managed RFP processes, negotiations, and contracts. Prepared monthly accounting accruals, variance, and delinquency reports.

Developed and managed a $4 million book of business. Delivered new product pitches to clients. Performed risk analysis, priced complex new/renewal business, and applied endorsements for $50,000 to $1.5 million premiums.
