I handle all open Engineering Trial Cards and CARS on LCS ships prior to delivery to the Navy. I monitor the metrics to ensure we are making forward progress in closing items promptly and efficiently. I work directly with Project Engineers to ensure submittals are accurate and logical and then process them through TSM for closure. In addition to trial card monitoring and tracking, I assist in recording and preparing data from sea trials. I also monitor our weekly manning charging to ensure everyone is charging to the accurate activity. In addition I track the expected ETC and manning based of EVMS policy. Another role I have handled is review of Post Delivery 4E packages including specs, drawings, and material for accuracy prior to issuance to the Navy. I take great pride in my work and stay focused on making sure things are being done in the most efficient and high quality way they should be.

I handle all aspects of the management process for a 168 unit conventional apartment community. I maintain a 95 % occupancy rate and 98% pre-leased and work to develop and maintain a waitlist for the future. I strive to maintain positive relationships with all residents for the reputation of the community. I am responsible for maintaining a practical budget when it comes to all expenses; this also includes collection of revenue. I work to increase revenue monthly to provide a more financially beneficial asset for our owner. My main goal is to operate the property as if it were my own. This requires time and dedication to all things such as traffic generation, renewal rates, marketing, resident retention, financials, and positive morale in the community. I work directly with vendors to keep a positive relationship that is mutually beneficial to all now and in the future. I currently oversee a staff of 3+ employees and courtesy officers. Team morale is very important in the success of any business and is something I focus on greatly with my team.

I handle all Accounts Receivables, process any evictions, maintain a 70% or higher renewal rate and work with the team to ensure we stay within our operating budget each month. I oversee employee and vendor relationships and work to motivate everyone and create a positive work environment. I focus on making the property a positive asset for the owners now, and inthe future.
