In April 2008 I branched out on my own and formed Haddons. This was a very tough task at first getting brand recognition etc. The effort and input I put into marketing, touting, adverts and general word of mouth quickly helped me to establish the brand.By 2010 the company had grown way beyond expectations and had a very successful year, things were looking good. Contracts had been secured with Savills, David Wilson, Bellway, alongside mainstream sellers.Haddons was accepted in Northampton and became a recognised brand, my fees were between 1.5 – 1.75% or the company agreed a set fee which sometimes suited clients better.Agreed referral fees with solicitors and Mortgage brokers, which helped to cover the running costs of the office, advertising etc.

Woburn Sands

Based in the Woburn Sands office, dealt with properties above the £350,000 price bracket, with properties varying from new to old builds, town to village location. This is a newly re branded office and required me to raise awareness of O’Riordan Bond in the local area. Adapted to the new market conditions and variation in pricing. Consistently achieved targetsSince becoming Sales Manager at the Woburn Sands office structuring own timetables, had more opportunity to branch out and take responsibility for decisions, whilst overseeing all my everyday managerial duties, keen to push my targets and lead by example to my staff.

Duston, Northamptonshire

• Responsible for valuing all new properties and also create all documentation for the property sale.• Target was to achieve a 30% market share, which we reached and held within 6 months.• My valuation conversion rate stands at 70%, which has been as consistent percentage for the last 3 years. This is with a non-negotiable fee of 2%, which is above the average in Northampton.• Conducted viewings of properties for my own client base and helped my staff where necessary.• Final verification of all deals to include extracting an offer, negotiating the offer and finally, making sure the deals being proposed have had all the necessary checks to keep cancellations to a minimum.• Arranging mortgage appointments. • Staff development, giving my staff guidance and the knowledge of my experiences. Moving them forward into becoming more confident and professional sales people.Trained members of staff who were new to the business and have since moved into other offices to become successful negotiators.

Within a few months achieved this and the office began to hit the targets given to us. Integral part of the success of the office building a good rapport with local businesses and residents alike. This skill led to me being both a successful manager and salesmen in my time at O’Riordian bond.
