The Thorndike, Boston https://thethorndike.com/- 13-million-dollar budget, 70,000 square feet of total interior space- I represented the Community Development Corporation of Boston, managed the project from day one of on-site construction, and supervised the site. In addition, I was the Clerk of the Works- The project was a complete renovation of a 1920s industrial building into 31 luxury condos with two new ground-up 6-story additions on the east and south sides, an elevator parking garage, and two ground-floor commercial spaces- The original building was four stories with a six thousand square footprint. We gutted the brick and steel building inside to build a new structure. We added two floors of duplex penthouses to create a six-story building. With the new side additions, a common roof deck with an elevator headhouse covered the building* My most notable and learned accomplishment was upon starting the project: I acknowledged that the actual size of Phase 2 was larger than the architectural plans, and the condos needed a better layout. I redesigned the structure and interiors for Phase 2 in AutoCAD, which was 15 units stacked five floors over a steel parking garage. My design included structural changes to incorporate a new roof deck that the owners wanted. The structural engineer and architect stamped these changes, and then I built it

- Managed multiple simultaneous projects with numerous sub-contractors for private homeowners and clients like Columbia & New York University, Tesla, FBI, NASA, RXR Realty, and TF Cornerstone. I held weekly meetings and distributed meeting minutes- Reviewed all construction drawings, documents, contracts, agreements, drafts, RFI’s, and change orders while monitoring budget and timelines - Developed a program for Project Managers to track subcontractor’s performance and share this data within the company

Designed and built tiny to 3-story natural homes and gave natural building courses, all in a highly seismic area I acted as a general contractor and supported all phases of design and construction to occupancy, including design, architecture, engineering, permitting, land preparation, excavation, foundations, wall building and framing, electrical, plumbing, doors, windows, built-in cabinetry, flooring, tile, custom furniture, rainwater harvesting, grey-water reuse, low-impact septic systems, landscaping, and more
