Gallium Real Estate invests in and develops multi-family residential and self-storage projects. Responsible for design and construction management as well as due diligence related to property acquisition. Notable projects include: Bay One, a mixed-use rental building atop a 150 car below grade parking garage; and the West Village Carriage House, conversion of a landmarked multi-family building into a state-of-the-art single family town house. Project was extremely complex, requiring access to 5 contiguous neighboring buildings in a landmarked block, underpinning and monitoring of building and neighbors to create basement as well as completely new structure and systems.

Net operating income more than doubled through development, acquisition and repositioning of assets in ten years. • Development – Owner’s representative (OR) for construction of 188 Ludlow a new 243-unit luxury rental residence. • Capital Program Management – Organized and oversaw annual $20 – 50 million program comprised of hundreds of projects throughout portfolio. • Leasing and Tenant Work: Negotiated service requirements, condition of space delivery to tenant and Department of Buildings (DOB) requirements for incorporation in lease. Managed design and construction of landlord and tenant improvements for office, retail and antenna tenants. • Renovation & repositioning of acquisitions – Managed design and construction to completely renovate under utilized buildings and sites into highly profitable, fully occupied mixed use facilities. • Portfolio Management – Accomplished high quality maintenance of customer facing facilities at the lowest possible cost by teaming a small mobile group of highly skilled mechanics and motivated supervisors with the on-site operating staff.• Land Entitlement – Completed a complex environmental remediation as well as expedited design development, building permits and foundations to quickly qualify site for the NYC HPD 421a tax abatement prior to the program expiration to enhance site marketability.• Acquisitions – Inspected prospects, researched NYC DOB status, evaluated due diligence materials, secured site investigations and prepared capital budgets for pro forma business cases to help establish proposed offer price. Successful acquisitions were subsequently repositioned.
