Birkdale Village’s Marketing Manager manages all aspects of the property’s marketing plan relevant to coordination, development and implementation of marketing strategies, communications, leasing support, digital strategies and public relations activities. - Assume responsibilities and oversight of an assigned portfolio of properties- Work as part of a team and individually effectively and with constant professionalism- Be the designated point of contact for owners/tenants for the portfolio of properties assigned to manage- Update homeowners on a regular basis regarding status of vacancies, leases, tenant issues, etc.- Assist in communication and rent collection of delinquent tenants- Ensure all leases, addenda and files are accurate and in compliance- Report rental market trends, rental market analysis, and property feedback to homeowners- Understand and comply with Fair Housing laws and standards- Attend training and meetings as requested- Maintain open communication with the company support and management teams- Perform other related duties as assigned or requested

Coordinates with vendors in preparing market-ready properties in regards to painting, carpet cleaning, general repairs, housekeeping, etc.Schedules various maintenance functions and records findings in online maintenance database.Responds to resident services requests and concerns in a timely manner. Maintains open communication with the tenant until service request has been closed.Maintains database of regular and emergency maintenance vendors across all service markets. Updates information as needed to maintain accuracy.Communicates with after-hours maintenance vendor and stays informed on emergency after-hours maintenance issues.Assists Maintenance Manager and/or Property Management team on special maintenance projects as necessary.Reviews incoming maintenance vendor invoices for accuracy, may input charges to maintenance database for payment and files invoices.May be responsible for cross-training staff in maintenance coordinator duties.Ensures safe work practices are being followed by all maintenance staff.Ensures maintenance staff and vendors are performing to Park Avenue Properties standards and that service requests are handled in a prompt, courteous and efficient manner.Understands and complies with Fair Housing laws and standards.Maintains open communication with Property Management Team, Maintenance Vendors, Tenants and Landlords.Represents Park Avenue Properties in a professional manner at all times.Attends and participates in training programs as requested.Performs other related duties as assigned or requested.
