•Engineering Oversight:Oversee daily, weekly, monthly, and annual engineering activities related to mall operations.Manage the operation and maintenance of electro-mechanical equipment and utilities.Ensure compliance with preventive maintenance schedules and repair protocols.Maintain CMMS (Computerized Maintenance Management System) to track and report on equipment maintenance and repairs.•Documentation and Reporting:Document unusual incidents and create detailed incident reports, including AAR (After Action Reviews) and close-out reports.Generate and maintain daily facilities and equipment reports.Ensure 90% on-time compliance for PM and repair work orders in CMMS.•Project Management:Plan, supervise, and complete OPEX (Operational Expenditure) and CAPEX (Capital Expenditure) projects.Manage budgets and track utilization for CAPEX and OPEX projects.Address audit findings and implement corrective actions.•Tenant and Construction Support:Support MEPFS (Mechanical, Electrical, Plumbing, Fire, and Safety) concerns for both operational and incoming tenants.Assist with concerns related to mall expansion, BPOs (Business Process Outsourcing), and construction tenants.•Facilities/Equipment Management:Maintain and operate mall equipment and utilities efficiently.Plan and schedule major preventive maintenance and repairs to minimize disruption to mall operations.Use CMMS, DMS (Document Management System), and eAAR (Electronic After Action Review) for documentation.•Budget Planning and Management:Forecast and track budget requirements for equipment parts, additional equipment, and emergency contingencies.Assess practicality in repairs and replacement decisions.•Personnel Management:Delegate tasks effectively and ensure personnel adhere to required updates and standards.Foster a sense of urgency and accountability within the team.

•Maintenance Scheduling:Develop and maintain a comprehensive schedule for tire and battery replacements for the heavy equipment fleet.Coordinate with service providers to ensure timely and efficient execution of maintenance tasks.Monitor equipment usage and performance data to predict and plan for upcoming maintenance needs.•Bid Evaluation and Disposal:Evaluate and analyze bids for the disposal of construction heavy equipment units.Prepare and present recommendations based on bid evaluations, ensuring the best value for the company.Oversee the disposal process in compliance with company policies and environmental regulations.•Purchase Order Management:Generate and process purchase orders for construction heavy equipment parts and components.Liaise with vendors and suppliers to obtain quotes, negotiate terms, and ensure timely delivery of parts.Maintain accurate records of purchases and inventory levels to support effective stock management.•Data and Reporting:Maintain detailed records of maintenance activities, parts inventory, and equipment condition.Prepare regular reports on maintenance performance, equipment status, and budget adherence.Analyze maintenance data to identify trends, areas for improvement, and cost-saving opportunities.•Collaboration and Communication:Work closely with maintenance technicians, equipment operators, and procurement teams to ensure smooth operation and effective communication.Provide guidance and support in troubleshooting and resolving maintenance-related issues.
