Office based position, responsible for all maintenance performance matrix and capital improvement projects on 9,000 apartment homes, covering 46 properties, in 7 states. Oversees One Regional Maintenance Coordinator positions focused on major capital work, insurance claims and renovations on all assets. These properties are a mix of New Construction, Stabilized, and Value Add Assets. Works in conjunction with the District Managers, Regional Vice Presidents, CEO, Vice President of Maintenance & Capital Improvements and Senior Director of Maintenance, to complete projects within the approved annual capital budgets, and regularly re-forecasting capital expenditures throughout the year. Develops scopes of work, bid projects, schedule, contract origination and oversees implementation of approved work. Ensures quality control and safety/loss control standards are met by completing quality control checks of all final products (insurance, rehab and capital improvements). Provides support to all on-site maintenance team members and community managers with capital budgets, policies and procedures, and development, thus ensuring excellence in customer relations and service.

Oversee a Capital Project Manager position focused on major capital work on distressed assets. These properties are a mix of Stabilized, Value Add and Distressed Assets. I work in conjunction with the Regional Vice Presidents, COO, Asset Managers, Vice President of Capital Improvements and Vice President of Maintenance to complete projects within the approved annual capital budgets and regularly re-forecasting capital expenditures throughout the year. Develop scopes of work, bid, schedule, contracts and oversee implementation of approved work. Ensure quality control and safety/loss control standards are met by completing quality control checks of all final products (unit turns, PM, rehab and capital improvements). Provide support to all on-site maintenance team members and community managers with budgets, training, policies and procedures, hiring recommendations, and development, thus ensuring excellence in customer relations and service.

Responsibilities include budgeting and forecasting, negotiation and administration of service contracts, management of both direct service technicians and outside service contractors, management of 30+ properties and their respective tenants/residents, corresponding with property owners, and interfacing with our construction and real estate divisions.
