- Prepare a wide variety of projects including market research, analysis of asset operating statements, cash flow modeling, property valuation, and credit reviews- Assist with all aspects of the loan origination process, including modeling and evaluation of new investment opportunities, loan structuring, underwriting, sensitivity analysis, analysis of risks and mitigating factors of potential investments, due diligence review, and loan closing- Provide support to portfolio managers by working on the Borrower Response Team analyzing borrower relief requests, including in-place and worst-case scenario cash flow modeling, credit review, current expected credit loss analysis, and development of modified term sheets and asset strategy reports, and loan agreement modifications

- Helped measure and mitigate portfolio risk via the construction of multifactored sensitivity analysis models - Prepared cash flow projections that included buy, hold, and sell recommendations- Assisted in due diligence on more than $200 million in executed real estate transactions and communicated investment underwriting findings via final certification packages presented to the Investment Committees for approval- Developed quarterly return and exposure calculations relative to benchmarks- Reviewed external property valuations for factual accuracy and made necessary comments for appraiser review and discussion - Constructed debt and equity valuations, as well as internal property valuations, using Argus Asset Management software- Developed quarterly reports, annual budgets and strategic business plans for delivery to the client- Trained and mentored all incoming Portfolio Analyst Intern team members- Provided periodic reporting on the status of the investment pipeline - Reviewed JV debt and equity financing requests- Built economic feasibility models on large potential retail lease deals and provided analysis of deal risks and profitability - Modeled market data research on multiple points of interest, such as the impact of consumer preference changes on tenant sales and health ratios, cap rates, leasing and acquisition/disposition activity, and demand side shifts in specific MSAsPrincipal is CalSTRS largest commercial real estate adviser with more than $7.5 billion in AUM.
