In 2012, I was offered an opportunity to return to Africa to establish a large Affordable Housing Development in South Sudan. We achieved the approval from Parliament of a US$100,000,000 project. Following the breakout of war over the oil, I went back to Zimbabwe to develop Housing and establish a working financial model for large housing developments. We currently have established a good relationship with O.P.I.C. for funding Affordable Housing in Africa. Seeing an opportunity in Gap Housing in South Africa and a slowing economy in Zimbabwe, we are establishing an Affordable Housing Development Company using Innovative Building Methods. We are using South Africa as our base for the Southern African Region. I have established the necessary Banking Relationships and Financial Models to help finance affordable mortgages in South Africa and other African Countries. From South Africa we are establishing similar Developments in Zambia, Namibia, and Kenya.

In 2001, I returned to develop high end housing in the Santa Barbara Area and invest in construction and development lending. I have built and developed 6 homes and sold them for over 18,000,000.00 in total. My most recent project just sold at 4.65 million with a cost basis after construction of 3.5 million. At the same time, I focused on hard money lending in three markets. California, Minnesota, and Wisconsin. I built a $20,000,000.00 book of loans. It consisted of Construction Finance, Commercial, and Multi-Family loans. With the property market crash, I foreclosed on about half of the loans. I continued to operate the income properties and carry the land deals. Establishing a property management company, I currently added value to portfolio properties until I can move them in a healthy market.

Alert Cellular is a Retail Sales Company with $25,000,000.00 in revenues. The company had a great sales story without any operational backbone. I was recruited to establish policy and procedures in operations and accounts to build a financial statement that we could manage from. This was a 2 year contract. I setup the Accounting Systems for tracking a large Sales Department in 6 States. We succeeded in establishing a base of operations that could promote controlled growth in the industry. We moved operations from S.L.C. to Santa Barbara in 2000 and increased profits during the same time period.

I went to Harare to start a Affordable Housing Development company with a partner who had experience in investment banking. After two years of setup and establishment we successfully floated the first mortgage backed bond in the country for over $80,000,000.00 and developed over 6,000 housing units. I setup manufacturing operations for metal framing and metal lathing fabrication and established a general construction company with management of over 1000 employees. We established sub-contractors and trained them in all phases of work including technical training for Metal Stud construction. Also, we worked closely with U.S.A.I.D. officials and The Government of Zimbabwe. I setup the Cost Accounting Systems for both the Manufacturing and Construction Departments. Maintained the up to date records for tax review.

Started with the company learning how to estimate and bid on large commercial projects. Projects included high-rise hospitals, hotels, and large complexes. The scope of work was metal framing, lath & plaster, drywall, and fireproofing of steel beams. Upon successfully bidding on the projects I would act as project manager. After 4 years, I continued to estimate, project manage, and run the company. At the time of resigning, I ran all operations of the company. When I started, the company was a $900,000.00 company. At time of departure, it was over $8,000,000.00 in revenues. During this time I built 2 custom homes for myself.
