Served as liaison between wealth advisors (trust/estate attorneys, accountants, and investment advisors), their clients, and the Community Foundation; matching the Foundation’s charitable services with the needs of advisor’s clients. Marketed to advisors with clients interested in establishing new funds, or wishing to use the Foundation’s consultative services. Achieved annual target of $10 million in new gift assets and $10 to $15 million in funds additions. Provided detailed and customized information to donors and charities on a variety of gift vehicles: cash and stock, split interest, real estate, and restricted or illiquid assets. Work included drafting complex fund agreements, stewardship event planning, and closing gift asset transfers. Other duties included tracking prospective gifts and service to the Foundation’s Directors and committees.

Senior contact for estate gifts, gifts in kind, and income producing planned gifts, as well as administrator for the college’s planned giving recognition society. Work resulted in doubling of planned gifts, steady increases in society membership, and improved identification of prospective donors. Developed gift acceptance policies, records protocols, and planned giving website. Marketing, event planning, and integration with campus activities resulted in improved branding of the “Heritage Club” name.

Director of Planning – March 2002 to May 2003; Senior Planner – May 1993 to March 1999Planning consultant to municipalities and land developers. Senior advisor to local officials on issues involving water and sanitation project design, tax increment financing, general taxation and budgeting, land use planning, and state and federal assistance programs. Solicited and administered CDBG, Iowa DNR, and FEMA grant programs. Assisted clients in obtaining permits, scheduling, and procurement. Secured commercial bond financing, developed utility rate schedules, and secured easements.

Supervised technical site real estate division staff and consultants. Initiated $50 million in lease obligations. Developed new company-wide guidelines for site acquisition, environmental assessments, use of consultants, and structural requirements. Assisted post-lease negotiations with landlords. Developed practices in extracting tenant improvement allowances resulting in $3.6 million capital savings. Served as chief contact for all municipal planning and zoning hearings.

Executive Director – December 1991 to May 1993; Senior Planner – August 1988 to November 1991Directed staff of six in community development, housing, solid waste management, and paratransit services benefiting a six county, sixty-six city region. Prepared $250,000 internal budget, and oversaw $1 million in federal pass-through funding. Acted as primary contact with ECICOG board and committees, represented agency in state and national organizations, and administered agency policies. Work included grant application and administration of community and economic development projects. Provided technical assistance on matters related to community development, historic preservation, tourism, and environmental protection.
