As the Property Manager, I oversee six employees and 302 units in the middle of downtown Nashville. These are luxury apartments that were purchased to be a value-add investment. I am currently looking into those value add options and bidding out those for future execution. I am in charge of all things operations for my community. These things would include; budgeting, expense management, Income capitalization, payables, receivables, resident retention and staff retention and growth. This community is also a REIT, so I am getting experience handling how that business model runs and works.

As the Regional Property Manager, I oversaw a portfolio of communities. Ranging from a 176-unit conventional value-add property too several class “A” assets. I have developed several new systems and programs for my company in which has added a tremendous amount of value and time to operations. Some of my normal duties are, but not limited to, building amazing teams; mentoring all managers; writing/managing budgets for all properties; making sure all monthly financials are on time to owners; heading up all marketing activities; evaluating/preparing all capital expenditures; and working on new company policies and procedures. As the Property Manager, I was responsible for finishing the communities rehab project and getting the property turned around both financially and operationally. Once the community hit stride, I was transferred to take over a luxury boutique mid-rise community. My duties on both communities are, but not limited to, collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; and initiating corrective actions. I also maintain the property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs.

As the Property Manager, I was responsible for an affordable/tax credit property. In addition to this property, I managed a secondary property during the last half of my tenure. It was my responsibility to prepare both communities for purchase by correcting the financials and the operational procedures being used. This would also include a major rehab project to bring all down units up to rentable standards. The last few months I traveled to several states helping with due diligences and stood in as manager until the next manager was hired.

In this position, I managed a commercial mid-rise building and the owner’s personal properties. In addition, I maintained our IT department and headed-up any research projects concerning the company. This included a massive building renovation.

As a promoter for the radio station, I went to sponsored events and handled all of the flyers, pictures for website, registrations, and video shooting. As the Audio Production Assistant I made 30 to 60 second radio spots. I was also, voice talent on a few production spots, and made edits to other radio spots before airing.
