Formulates and develops annual financial goals and business plans that align to the Company’s strategy related to property management, and leads and directs the team members in the assigned markets in executing initiatives that enable the portfolio to meet and/or exceed budgeted financial goals and achieve operational objectives.Manages client/owner relationships by providing regular and on-going communication, timely and comprehensive reporting, and effective resolution to issues, concerns, questions, and requests.Researches and develops potential new business opportunities by identifying and meeting with potential clients, developing financial proposals, and assisting in the transition and take-over process to promote a smooth acquisition.Develops and works with clients/owners and others to approve budget(s) for the assigned markets and property portfolios, and monitors and manages budgeted-to-actual results by analyzing and evaluating financial statements, or other reports and working with the Regional Property Managers and Controller to discuss and resolve financial needs and issues.Manages the financial and operational performance of the assigned property portfolio performance, identifies and investigates indicators of performance deficiencies or opportunities, and guides the development of appropriate action plans that correct deficiencies or maximize opportunities to ensure the portfolio meets stated goals and objectives.Develops business plans to promote market growth by gathering market and other relevant data, analyzing and identifying emerging trends, assessing impact on the Company’s market position, and communicating issues, threats, opportunities, and pertinent information to the senior leadership.

• Directs and coordinates all phases of the property management function within the assigned portfolio, including property operations, financial planning, and product marketing.• Responsible for establishing and implementing a strategic plan for the pursuit of new business.• Ensures that the Company and/or owners’ financial and business objectives are being achieved.• Responsible for maximizing the operational and financial potential of assigned real estate.• Provides leadership and direction to subordinate Associates and assists with any Associate, payroll, accounting, information systems, legal, and risk management issues.• Prepares and/or annual budget, business plans, and re-forecasting budgets throughout the year.• Acts as a liaison between owners and management staff.• Develops and implements leasing goals, reviews marketing tools, and provides feedback on property and market trends.• Develops a reliable cash flow projection process and reporting mechanism, which includes minimum cash thresholds to meet operating needs.• Ensures compliance with business reports, plans, and budgets.• Reviews and analyzes portfolio performance and determines ongoing marketing, pricing, and financial strategies.• Participates in regular meetings with Construction and Development Division members to discuss various property needs and issues.• Conducts site visits to ensure safety and cleanliness and alerts Maintenance to items that need to be repaired.• Assists superior and other senior management with identifying market changes, procurement of new business, or downsizing.• Promote and participate in Company-sponsored training programs and ensure subordinate associates participate in all training classes within required time frame.• Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
