In addition to utilizing the DirectSales Comparison and the Cost Approach,income analysis,multipliers,expenses,vacancies were analyzed on the Form 1025 and also on the 1004 URAR when the subject was a single family residence which was a non-owner occupied property.I also reviewed the work of other appraisers performing these same tasks.
