o Manage operations related to the program, such as staff recruitment/retention, training, financial budget planning and performance, customer service, third-party vendors/suppliers to maximize revenue, control expense, and improve customer satisfaction.o Directly responsible for operational budget planning and development, capital repairs, contract negotiations, and contractor selections on projects ranging from $2000 to over $1 Million. Full budget of 12.8 Million. Projects include complete exterior paint, pools, full interior renovations, and large loss projects (including fire and flood).o Oversight responsibilities of maintenance operations on 7 communities, approx. 1813 homes, 3 community centers, 1 supply warehouse, and program office. Preparation, submittal, and daily monitoring of a multi-million dollar expense budget.o Responsible for the appropriation for $1.8 million in capital funds across the program.o Resolve employee-related concerns and provide developmental support to subordinates via coaching, counseling, and training. Ensuring a pool of succession candidates is available to meet business goals.o Partner with the Fort Sill Army Garrison to ensure appropriate levels for customer service/satisfaction are maintained in communities across the program; design and implement strategies to address resident concerns.o Collaborate with Procurement Department to renegotiate contracts, and reduce expense by $150,000 for the following services; Waste and Recycling Management, Landscaping and Snow Removal, Pest Control, Back Flow and Sprinkler System Inspection.o Reduced operational budget while increasing customer satisfaction to an Exceptional rating o Successful completion of all capital projects, including a $1 million roofing project, and numerous HVAC system replacements while meeting both budget and timeline parameters.
