Michael was responsible for 3 real estate startups during his time with Procaccianti Companies. 1) EMCAP Lending. It started as Emerald Capital and was eventually shortened to EMCAP. Michael was responsible for starting, building, and directing the day to day operations of EMCAP. EMCAP is a direct hard money lender that was capable of closing and servicing construction loans in 5 states from $100,000-$4,000,000. During his time leading EMCAP, Michael oversaw the origination and underwriting of over $150 million in hard money loans and provided investors with a exceptional risk adjusted returns. 2)TPG Residential, which included overseeing the acquisition, renovation, management, and disposition of 125 single family units in RI, MA and CT. This also included the acquisition of a 400 unit apartment community in Dallas. He also completed the development of a highly complex 16 unit seaside condominium development that has set sales records. 2) TPG Brokerage was initially a captive brokerage business designed to assist in the acquisition, management, and disposition of single family homes in New England. TPG Brokerage was eventually rebranded to Trusthill.

In this role as Director of Capital Markets, Michael was responsible for working closely with the CFO in the management of the company's $1.7B hotel and commercial real estate debt portfolio.

Michael Chadwick was Vice President of TriSail Capital Corporation in Boston (a wholly owned subsidiary of Bank of America) where he was responsible for underwriting, closing, and asset management of highly structured mezzanine and participating debt transactions across all property types nationwide. During his three years at TriSail, Mr. Chadwick structured more than two billion dollars in loans for new construction and reposition deals, and was responsible for producing all fund and portfolio related analysis presented quarterly to senior management.

Michael Chadwick spent three years as an underwriter with Berkshire Mortgage Finance (now Deutsche Bank) where he underwrote and closed more than $200MM in first mortgage multifamily loans under the housing programs of Fannie Mae and Freddie Mac.
