- Vigorously represent and advise regional and national real estate developers, lenders, investors, landlords, tenants and business owners on a variety of real estate, business and financial transactions of all sizes and degrees of complexity. - Focus on financial transactions that support the production, rehabilitation and preservation of income- and rent-restricted affordable multifamily housing, utilizing a variety of local, state and federal subsidies including tax credits, tax-exempt bonds, CDBG, HTF, Section 8 programs, etc. - Negotiate, coordinate and work on all aspects of project development, including: development agreements for public-private partnerships; acquisition and disposition for commercial, resort, residential, agricultural and mixed-use developments; easements, licenses and restrictive covenants; entitlements, zoning and land use agreements; joint-venture and partnership agreements; debt and equity financing; ground and commercial leases; subdivision and condominium creation.- Adeptly facilitate and negotiate financing terms and integrate institutional loans, government-assisted loans, grants, tax credits and subsidies into financing structures.- Prepare documentation for condominium creation and approval of sales from the State of Hawaii Real Estate Commission. Counsel clients on compliance with applicable regulatory restrictions. - Accurately and effectively execute due diligence examinations, including title and survey examinations, to insure the transfer of clean and marketable assets.- Efficiently manage the organizational tasks required to close complex real estate transactions.- Effectively manage a team of attorneys, paralegals, legal assistants and part-time clerks.- Think creatively to analyze risks of complicated transactions and coordinate deliverables from multiple players.
