We are focused on the strategic acquisition and management of ground, tower, rooftop, and in-building cell site leases/data centers.Responsibilities & Essential Job Functions:• Confirm receipt of all required documents and evaluate such documents to determine if they are sufficient to proceed with the purchase transaction.• Abstract all leases and contracts to extract economic parameters needed to determine the financial ability to allow the investment firms to make an informed purchase decision.• Analyzes telecom sites within specified limits and provides analysis to executive management.• Communicates regularly with “RVPs and/or country leaders” and provides feedback on lease and site fundings.• Meets regularly with internal legal counsel to ensure that leases/contracts allow the company to proceed with the purchase transaction.• Analyzes property evaluations (site inspections/feasibility reports) to determine the long-term feasibility of the assets being purchased.• Maintains Contact Management Systems (CRM) during the entire cycle, from underwriting to funding.• Regularly reviews and updates transaction files when necessary.• Computes/analyzes lease receivables and payment schedules.• Stays abreast of new telecom technologies and mergers to accurately be able to analyze the value of telecom sites worldwide.• Regularly communicates with attorneys/lawyers, accountants, and closing agents during the transaction closing/funding process.• Assists the Property Management Department, post-closing, to ensure assets maintain long-term profitability.
