o Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustmentso Develop yearly operating budgets/forecastso Monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basiso Monitor the timely receipt, reconciliation, and coding of all vendor invoiceso Ensure property closeout is completed on time and ownership financial reports are accurateo Develop yearly marketing plan and utilize marketing strategies & systemso Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to dateo Deal with resident complaints, concerns, and requests to ensure resident satisfactiono Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) o Effectively show, lease, and move in prospective residentso Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis maintenance Managemento Will head emergency team for the property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability o Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staffo Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service, etc.)

PRIMARY FUNCTION: To assist the General Manager in managing all operational phases of the property to ensure customer satisfaction, fiscal stability and good physical condition. PRINCIPAL DUTIES & RESPONSIBILITIES: • Assist in managing all actions that involve and/or influence the property • Review occupancy reports to ensure that applications, leases and assignment of dwelling units are in accordance with applicable laws, rules and regulations • Assist in conducting surveys of local rental rates and participate in establishing rental rates according to current market conditions • Support the implementation of resident retention programs • Assist in coordinating activities of all contracted services; including but not limited to pest exterminators, trash collectors and major repair contractors • Assist with all periodic reporting, either routine or unscheduled • Keep General Manager advised of significant operating problems; report accidents, environmental issues and possible legal problems immediately• Exercise effective risk management; identify and correct potential liability issues, minimize exposure and losses • Know and adhere to all federal, state and local laws, as well as all policies and procedures contained in the manuals issued by Campus Apartments, LLC or as otherwise communicated (verbally or in writing) • Understand and carry out all Company standards, policies and procedures in dealing with owners, clients, residents, employees and contractors • Assist with supervising and training staff • Assist in investigating resident disturbances, violations and/or complaints; resolve problems in accordance with established laws and regulations • Assist with resident issues involving needs for mediation and adjudication • Assist with evictions and resident unit transfers as needed

Meet, greet & provide tours to leasing prospects.Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the Property Manager.Ensure that all online rental inquiries are responded to quickly and effectively.Have an in-depth understanding of site leasing trends, traffic patterns and product availability.Ensure all leasing agents in the office have an in-depth understanding of product knowledge.Ensure all sales & leasing models are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address.Ensure the “tour route” is maintained to the highest standard of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address.Properly close the leasing process by asking for the sale.Ensure all lead information is correct and complete within Onesite.Ensure all prospects are followed up with through either email, phone or letter.Perform mass email marketing to prospects as needed.Effectively manage the community waitlist and communicate with prospects as changes occur.Warm call prospects as needed.Ensure the proper execution of all screening procedures.Ensure the proper preparation and execution of the lease agreement and related move-in paperwork.Ensure the proper collection of all funds and move-in related fees.Possess comprehensive understanding of the competitive landscape within submarket by performing monthly shops and keeping updated records of all offerings within the market.Ensure “model open” signs are placed outside and brought in daily and that they maintain an acceptable appearance.Provide support and assistance to all customer service efforts at the community.Completes other tasks as directed and assigned
