In the role of Central Construction Estimator I am responsible for a portfolio of homes across the U.S. that have been identified as having potential positive ROI opportunity for full renovation. Working as part of a multidisciplinary team I virtually scope/estimate full construction spend for each home by using seller video, photos, google earth and google maps. Once home is in our possession I conduct in-person walkthrough via video conferencing with local Project Managers to finalize scope and to prepare blank bids for vendors to bid on project. I work In partnership with each local team to ensure projects meet budget, schedule, quality expectations and am responsible for reviewing/approving bids, comparing line item pricing to market averages and flagging opportunities for vendor negotiation, review/approve all change orders and design adjustments. Also responsible for underwriting higher risk/higher ROI projects across the U.S. by virtually scoping/estimating required repairs/renovations and projecting other unknowns prior to making an offer to purchase the home to ensure positive ROI.
