Managed all aspects of the company including formation, establishment of incorporation, taxation, building client base, customer needs assesment, estimating, on-site project management and final invoicing.

Project Management: Oversee all stages of high-end residential construction and remodeling projects. Supervise 7 teams as well as subcontractors. Review packets and plans to ensure they are complete and accurate. Conduct post-sale inspections to meet clients and confirm specifications. Generate Gantt charts for each project and production calendars for crews. Evaluate subcontractors/bids, and award contracts. Confirm with Designers that materials are ordered and being shipped. Schedule deliveries to/from warehouses. Monitor Leads who schedule and coordinate trades. Write and submit change orders. Ensure that budgets and timelines are being met. Accompany city inspectors at specified stages of projects. Conduct post-construction walk through, and resolve punch list issues, and collect final payment. Advise clients on possible future projects and solicit letters of recommendation. Interview and hire staff. • Demonstrate an ability to manage as many as 21 projects in different stages of completion. • Enhanced skills working on high rise projects at this profile properties, including the John Hancock Building, 55 & 57 Delaware, and Ritz Carlton. • Developed an extensive network of subcontractors in metro Chicago. • Built relationships with highly-educated, demanding clients. Estimation: Conduct pre-sale blueprint take offs and project costing. Work closely with a 3 person Sales Team on issues related to costs and pricing. Develop and review numbers for each project that capture all relevant project phases and costs. Build multipliers to capture overhead, profit, and percentage. Confirm that products meet allowances. Submit plans to for approval from local governments, and confirm that insurance and licenses are current. Ensure that drawings have been stamped by the city and kept on site. • Established systems to improve documentation and planning.

Responsible for all facets of management for the New Construction & Remodeling Divisions by working with architects to design price-point customs homes. Median price range of homes built was $1.2 million. Remodeling Division responsibities included overall management of both addition and remodeling projects, prepared estimates and built projects according to owner developed blueprints, identified sub-contractors, negotiated material costs, and managed subcontractors within scope of the project and on the job site, and acted as primary customer liaison through all stages. By emphasizing customer confidence and satisfaction, approximately 90% of business resulted from customer referrals. On average, 4-6 projects were managed simultaneously with project value ranging from $50,000 - $200,000.

Project Manager, Construction DivisionResponsible for the creation and management of the Construction Division of Onassis Contractors including crew management, estimating, job site management, customer relations and invoicing. Prior to my employment, Onassis Contractors was a residential and commercial painting company. The newly created position was designed to establish and build the residential construction division to focus on residential remodeling and additions. Built business from its non-existence to sales level of $500,000/year. Responsible for managing carpentry staff of 15 carpenters and handling personnel issues. Responsible for completing all facets of construction estimating from initial customer needs analysis to preparing written estimate proposals through managing on-site project completion and invoice collection. Also, handled approximately 50% of the businesses painting estimates. Oversaw all business operations (construction & paint) in the absence of the business owner.
