I manage in excess of 300 Leasehold properties throughout the North East region. My operational area covers an area from Berwick on the border with Scotland down into Blaydon in Gateshead and Byker in Newcastle upon Tyne and across to Prudhoe in Northumberland.I manage many types of Leasehold tenure in management: •Shared ownership properties•Leasehold for the Elderly (LSE), •Shared Ownership for the Elderly (SOE), •Subsidised Ownership, •Do it Yourself Shared Ownership (DIYSO), •Improvement for Sale (IFS), •Right to buy (RTB) and Right to acquire (RTA) properties. •Commercial premises (Restaurants, Nail bars, Off Licences etc)•Grade II Listed BuildingsI review, collect and set rents, service charges, ground rents and buildings insurance and work in conjunction with the Valuation office agency to request and set our secure rents. Following rent setting, I hold Residents meetings at our larger schemes and developments to allow the Residents to discuss the new charges. I assist with day to day enquiries from our Leaseholders on many matters and carry out regular inspections of our schemes. I provide help, advice and assistance to our colleagues within all departments of Isos Housing. I work closely with the Isos Housing sales team, dealing with Solicitor enquiries and other requests associated with the purchase of a Leasehold property. It's essential I work closely with our property services team (IPS) dealing with Leaseholder repair requests and section 20 consultations for repair works or renewals.I monitor scheme finances ensuring that budgets are accurate and reviewed on a yearly basis. As part of my role I provide estate management services to schemes or properties in receipt of services such as grounds maintenance, communal area cleaning and laundry facilities.

My role as a Work Scheduler was to appoint and organise a multi-disciplinary team of operatives to effectively meet completion targets set by the business. I was responsible for organising teams of Joiners, Plumbers, Gas Engineers, Roofers, Plasterers, Electricians, Damp Proofers and General Operatives effectively and efficiently so as to deliver a great level of customer service for our tenants. To achieve this I pre-empted and balanced workload with relevant training, monthly meetings, distance travelled, target dates and standard minute value. I was also responsible for appointing annual gas services which adhered to legislative guidelines.

Gosforth

As a customer service advisor I built effective working relationships with our customers, contractors and internal customers every day. I achieved a consistently high level of quality of calls, emails and logged jobs. I average around 75 calls per day and I learned to understand that every caller is different. As such, I tailored my delivery of customer service to each individual and took pride in the quality of my work. As part of that role, I logged jobs in a number of ways, via telephone, from housing and scheme officers via the job request screen and from tenants reporting online. I used my own initiative to acquire a detailed knowledge of the different repairs we perform for our tenants to ensure I could ask relevant questions so that I could provide an accurate description of the repair for our Property Services Team.
