I had the bug and decided to buy another and another and another, within the next 14 years i had built this up to a nice sized portfolio of buy to let properties, which i rent out today.During this period i also bought renovated and sold another 10 properties, which gave me the funds to use towards deposits for my buy to let portfolio.I also bought an old working mans club at auction, obtained planning permission to take the derelict building down and build a mews of 4 properties, each with 4 beds, 2 bathrooms and cloak rooms over 2 and half storeys.I have worked on various sizes of projects from renovations of small terraced properties, taking them back to brickwork, redesigning the layout and increasing the value by adding extra rooms, moving bathrooms etc, to grade 2 listed buildings, all of which have been different and given me a tremendous amount of knowledge which i have been able to put to good use, especially on how buildings work better if you look at them from a blank perspective.Even with my finance background it became more and more difficult to raise finance for projects from the major banks, luckily a number of smaller, well backed, banks are coming into the market and looking at lending from a new and different perspective.I have done joint ventures and projects with private individuals who have money in the bank earning virtually nothing from the deposits, most of which had no idea of how to benefit from using property to increase the returns on their monies in the bank.My latest project is a £2.7 million conversion of an office building into student accommodation.
