As Director, Property Investments at Hadley Green, I’m primarily charged with conceiving a strategic roadmap for growing the Property Investment portfolio to circa $1 Billion funds under management. I have worked closely with the board and other critical stakeholders to ensure priorities are understood and expectations exceeded. With the board’s approval and support, we are achieving positive growth despite the impacts of Covid-19 and other challenging economic factors. Given the unprecedented events of the last few years, my role has broadened as I took on the additional responsibility of guiding the commercial real estate division through these uncertain times. My primary focus was the early introduction of a decisive strategic plan designed to derisk the portfolio and assisting in the continued delivery of an industry leading 8.25% average distribution (net of fees).I also conceived and implemented several other programs designed to stabilise the business during this time including an early lease renewal program which has resulted in a substantial increase in WALE from 1.9 years to 4.1 years creating future income and asset value security.On a day-to-day basis, I continue to direct the management of existing and ongoing assets including monitoring, review, performance analysis, governance and reporting. I continuously analyse risk and assess options to limit exposure of the business and to future-proof assets. I have developed and continue to carefully manage operational budgets and maintain full accountability for P&L, constantly seeking opportunities to optimise cash flow and profitability of the portfolio.Finally, I actively work to create a culture of inclusion, collaboration and innovation, and I empower my team to always think differently and consider alternatives. This has resulted in building a loyal team of high-performing professionals who are producing exceptional results under difficult circumstances.

Property Options Pty Ltd is a boutique real estate consultancy practice providing tailored solutions for a select group of clients. My responsibilities included providing executive-level leadership for real assets within the retail, commercial and hotel assets (totalling more than $1.9 Billion) and offering strategic advice on acquisition strategies for institutional funds.I conceptualized and implemented asset and general management services including leasing, management, strategic planning and project feasibility for private clients, marrying innovation and risk management to deliver integrated project solutions with a focus on future proofing asset values

In my role with Eureka, I led the management of the Queensland portfolio totalling approx. $1.7b and equating to about 30% of the company’s asset base. I directed the operations of the Property Division and provided strategic advice and planning on future projects/feasibility assessments and asset acquisitions to the Executive.I provided leasing strategies for high-profile retail and commercial acquisitions and was an integral part of negotiations for these properties. Leading the Indooroopilly Redevelopment, I initiated and completed all lease negotiations with major tenants to secure new leases prior to project commencement. I also created several award-winning retail precincts within the portfolio of assets through innovation and careful negotiation with new to market and unique retailers and luxury retail brands.Ultimately, through thoughtful management and leasing strategies, the successful redevelopment achieved an increase in the net operating income (NOI) to circa $86m and the corresponding moving annual turnover (MAT) to circa $870M.

As the Divisional Manager of the Queensland Leasing Division, I was in charge of major projects, portfolio leasing and effective budget management for this major global investment company serving retail and corporate pension and life insurance providers.Over the course of my tenure with AMP Capital, I successfully managed the leasing program for three significant shopping centres as well as the retail assets for the Private Investors Fund (PIF) portfolio located in Townsville. I produced the departmental leasing income budget, managed static centre vacancies and developed the leasing staff’s key performance indicators (KPI).The contributions I provided to AMP Capital, included the following:✪ Integrally involved in initial strategically planning for the Pacific Fair Redevelopment Project, worth $690M+ in assets.✪ Consistently maintained vacancy rate at under 0.5% for over 750 stores within the Queensland retail portfolio.✪ Aided in the strategic development / delivery of three major shopping centre projects including:◆ Pacific Fair Shopping Centre with over 300 specialty retail stores, such as Kmart, Target, Toys R Us, Myer, and Coles.◆ Directed the leasing within redevelopment project for the Mount (Mt) Ommaney Shopping Centre with over 230 specialty retailers, including Aldi’s, Big W, Coles, JB Hi Fi, and Woolworth stores.◆ The Sugarland Shopping Centre, located in Bundaberg, repositioned/renegotiated with over 50 specialty retailers together align the centres tenancy mix with the surrounding demographic.
