Here is what I would recommend:• Understand the market for the type of home you are interested in buying – the market for a one bedroom condo in a certain city may be different than the market for a three bedroom house in the same city. Talk to a real estate agent about the market for the type of home you are looking for.• Talk to a mortgage lender or lenders about what you are interested in buying and what they recommend in terms of how to structure an offer.• Get preapproved for a loan by the lender who gave you the best recommendation by providing an application and your financial statements.• Submit your offer to the seller of the home you want with a preapproval letter from the lender. I would recommend a local lender because sellers feel more comfortable that a local lender is handling the financing than an out of state lender or online only lender.
