Interim Community Manager at 1221 Van

Primary responsibility was to develop sales and marketing strategies for promoting the YMCA mission and benefits of membership, alongside managing the customer service culture. -Led as many as 18 staff including the sales team, front desk, and Membership Service Manager.-A significant portion of time was spent in an administrative role responding to members feedback and questions, managing A/R and collectables, and developing and maintaining budgets and reports. -The appearance and security of the facility was a responsibility with priority. -Marketing strategies included building and creating relationships and partnerships with local businesses and organizing and preparing for internal and external events. I also implemented a digital slide show on in-house TV's for advertising internal events, offerings, and class schedule.-Prepared the annual budget of $4.5M for membership revenue and expenses and met or exceeded membership revenue expectations monthly, and at the end of the annual cycle as the membership department head.Accomplishments include:-Reducing expenses with an analytic approach to the staffing model.-Raised the standards of customer service, evidenced by social media reviews, membership feedback, and staff evaluations. -Increase in revenue over budget and previous year. My legacy in the YMCA was to highlight and exemplify the core values of Responsibility, Caring, Respect, and Honesty.

Immediately focused on tour training and developed a system for improving the closing ratio which led to an increase in membership units in 2015, the first time in five years this was accomplished. Financial responsibilities included composing the department budgets of $2.2M in 2015 and $2.4M in 2016 and achieving the goals set forth by the South Florida Association. Lead membership staff in resolving problems and concerns about the facility, membership, or programs.

-Started with a portfolio of condo units where I raised and kept the occupancy rate to nearly 100%, increasing rental income by 28%.-Responding to tenant issues in a timely manner raised the level of customer service leading to an increase in retention rates.-Originally hired as a part time Leasing Consultant and was promoted to a full time Property Manager after two months of employment, my role adapted as the company grew and acquired more properties.

Once acquiring a Real Estate license I began learning all phases of the Real Estate Industry from conception, planning, and developing to marketing and leasing, then finding my passion in Property Management. Experience with traditional residential sales, listings, and rentals, as well as commercial leases, multi-family deals, and bulk unit purchases. Implemented RE Investment strategies for investors to fix and flip or buy and hold for positive cash flow.

Analyzed portfolios for property owners to implement investment and development strategies. Largest project was developing and implementing the Phase 1 operating budget for a 73-unit townhouse community in Titusville, FL.
