As an active investor over the years, he has been involved in numerous profitable projects in New York, Florida and Texas in the form of acquisition, renovation and resale.With a heavy focus on the New York and Tri-state area, Ralph has also amassed extensive experience with NYC Department of Housing and Community Renewal, NYC Housing Authority, the Realty Advisory Board, and a variety of hosing and construction related unions. Managed The Biltmore NY in Manhattan, a 53 story luxury tower consisting of 464 residential rental units, 24 hour doorman, concierge and full service valet, and Parker Towers in Forest Hills, NY, a three tower complex with 1307 luxury residential units and 22 professional units, a five story commercial office building with 35,000 square feet of leased space along with a 623 spaced parking garage. Oversaw P&L, Budgets, and Strategic Planning. Managed a staff of 57 employees (union and non-union), negotiated contracts and union staff presence. Facilitated two refinancing projects totaling $245 million; oversaw numerous capital improvement projects including design, budgeting and implementation. Performed on-going market analysis of the regional housing industry, developed marketing strategies and revenue maximization. In 2008 increased gross rents by $1.2 million ($25.8M to $27.1M) while adding $700k to net profitability.
