Oversee a staff of 91 persons and responsible for all planning, building, and historic preservation for the City of West Palm Beach. Work on a daily basis with the Mayor and developers discussing and negotiating projects throughout the City. Directly involved in the planning and oversight of many great projects including CityPlace, the Kravis Center, Palm Beach Outlets, the Hilton Hotel, the Bristol and the Ballpark at the Palm Beaches.

Oversaw a staff of 11 persons and direct all current planning, comprehensive planning and historic preservation planning for the City. Assist with redevelopment efforts of properties throughout the City and work in conjunction with the Community Redevelopment Agency and Downtown Development Authority.

Oversaw a staff of eight persons involved in redevelopment and marketing efforts for the City of Wellington. This included the formation of a Medical Arts District and preparation of a Wellington 2060 long range redevelopment plan.

Oversaw the construction and management of all capital projects within the Village of Wellington - a community of 60,000 persons. Planned and oversaw the construction of a new 54,000 sf municipal complex, an outdoor amphitheater serving up to 1,500 persons and a new barrier-free playground as part of the creation of an entirely new Town Center. Also involved in the redevelopment of Forest Hill using $5.1 million in stimulus funding, a $5 million renovation of South Shore Boulevard and a $2 million redevelopment of the City's Aquatic Complex.

Served as the Director/V.P. of the Palm Beach – Indian River Division. While overseeing a Department of 23 persons, I initiated numerous changes to increase the productivity and effectiveness of the Division’s 16 active communities. I established new processes with our subcontractors resulting in a more efficient and streamlined bidding process that lowered costs and identified quality trade partners. · Initiated a complete overhaul of the Department within my first two months of employment to better our productivity and increase performance.· Simplified the company’s product line from 84 separate plans to nine (9) resulting in tremendous cost-saving efficiencies.· Simplified construction methodologies and value-engineering resulting in reductions in costs of more than 20% and length of construction time was reduced from 120 days to 77 days.· Through these efforts the Department saved in excess of $9.5 million in construction costs in 2008.

Served as the Director/V.P. for Divosta/Pulte's Southeast Florida Division. Oversaw the formulation of all site plans, permitting and scheduling for all communities in their Southeast, Naples, Sarasota, Tampa and Orlando markets. Presented proposed site plans to all regulatory agencies and negotiated all conditions of approval with various City and County Commissions. Spearheaded the residential construction of the 2,000-acre Abacoa community in Jupiter, Florida (12 communities with 3,500+ homes) and several “Walk” communities throughout the State ranging from 850 to over 2,000 homes, among other communities. · Assisted the Collier family in Naples with the redesign of the Ave Maria community consisting of 5,000 acres and 11,000 residential homes.· Successfully managed and planned the company’s start and construction schedules for all communities throughout the State.· Selected for Pulte’s “Top Gun” team establishing me as a leader and employee mentor.

Directed all operations of the City in the absence of the Mayor and City Administrator. Oversaw the operations of several Departments including Planning, Zoning and Building, Leisure Services, and Parking and worked to establish budgets and deal with all personnel matters. I served as the City’s Community Redevelopment Director and coordinated all activities relative to the City’s Downtown Community Redevelopment Area including the Convention Center, adoption of the Downtown Master Plan and redevelopment of what is now the City Place development.

Led a staff of 50 persons during a period of tremendous growth and monitored a budget in excess of $3,000,000. Coordinated all activities in the Planning and Zoning, Building and Historic Preservation Divisions and made weekly presentations to the City Commission. I prepared annual budgets and worked closely with the Mayor and City Administrator to accomplish the goals of the City.
