Profile bio

About Riley N.

I am a team leader. I lead my team by teaching them the skills necessary to excel at the task at hand as well as any future tasks they may encounter. Their ideas and input are vital to everyone's success as no one person can solve all problems that arise. My team is responsible, hard-working, and always going the extra mile.I am a motivated and driven individual. Failure is the key to success. Through everything that I've done correctly in my life, I've also failed more times than I'd like to admit. When you fail at something that you love to do, you correct your mistakes and try again and again until you are the best you can be. I am a creative thinker. When I was 16 I wrote a novel. My first draft contained 55,000 words of what I had hoped to be the end of a memorable journey. As time went on and my editing continued, I realized that I still had a lot to learn and a lot more to tell. So much so that the next draft had a word count that exceeded 95,000. True satisfaction is not something that comes easy, but it is through the hard work that makes it all worth it.I am a storyteller. This is an art that I learned from my journey throughout life. It is something that humans have done since language was first conceived. It is through our stories that we share life's greatest treasures. I have been lucky enough in my life to have been surrounded by friends and mentors that have molded me into the individual that I am today through this magnificent art.I am a problem solver. Whether it is learning about a new process or refining the old, my mentors have entrusted me with finding the best solutions to our toughest problems. When I help first-time renters find their new home, there are plenty of challenges to traverse through. This can be anything from; their living preference, budget, occupants, financing, relocating, move-in timeline, and many more. As each of our renters will tell you, the journey was always worth it.My primary goal with the task at hand, whether it is process improvement, teaching someone to love their job, or helping someone in need, I want to make sure that I can do that task as efficiently and effectively as possible and I will not stop until I'm successful.

Production Manager

Current

Texarkana, Texas, United States

Identified areas for quality improvement and initiated problem solving activities to lead implementation. I helped to drive continuous improvement by working cross-functionally with sales team, upper management, parts, and service departments to determine achievable targets.Developed and implemented training material for technicians to follow along and better understand how to build the yard spotter. This also listed out every part number with the location in which we used it, which made the continuous improvement process more efficient. Potential customers appreciated this level of detail.Reviewed production goals and made recommendations, communicated potential issues and resolved/prevented. Drove financial improvement with vehicle build of materials, improved machine efficiencies, and reduced waste.Submitted reports and completed/supervised high priority tasks as requested by the General Manager and President. Monitored truck output each day and estimated production capabilities to our biggest customers up to a year out.

Jan 2023 - Present

Assistant General Manager

Pullman, Washington, United States

Generated $7.65 million in revenue with 900 beds over 12 months with an $150,000 incentive budget by targeting university events and using our budget mainly on our least popular units. The average market incentive budget was $750,000.Collected 4,000 leads through WSU student events such as football and basketball games and fall orientation -2,500 were freshmen guest cards.I interviewed over 100 candidates for all positions including, customer service, managers, maintenance, cleaners, vendors, and shuttle drivers. I trained seven direct reports to effectively lease out our apartments and build lifelong customer service skills.I found solutions to problems through creative thinking and delegated tasks to my team by utilizing their strengths. We held weekly meetings with the team, going over goals and listening to all ideas for overall property improvement.I assisted the general manager with his 10 direct reports including shuttle drivers and maintenance staff with any requested task. I made capital purchases to maintain leasing efforts and retain resident satisfaction all while decreasing turnover. I worked with vendors each summer with planning and organizing the cleaning and upgrades of over 500 beds in three weeks.Through the sale of "The Hills on Grand" from Trinitas, I continued with the same job function as before now with a new management group called "Yugo." We transitioned from the old Trinitas lease to the new Yugo lease and informed our residents of the change. I taught our staff the differences between the leases and adapted their well-documented portfolios to match the information.

Assistant General Manager

Moscow, Idaho

I assisted in handling finances from checks, charges, invoices, delinquency, and all in-between. This includes any disputes that can arise from a review, resident, or co-signer which is consistently managed in a calm conversational manner.I supervised the maintenance team's work especially when it came to make-ready apartments. I was always the last person in the unit before the new tenant walked in to ensure that their new home was presented in pristine condition. We coordinated with our staff and taught them how to approach potential leads on campus as well as how to talk to businesses downtown to build relationships.I helped in training our leasing agents on how to sell our units, sign leases, make effective calls, send professional emails, give tours, handle paperwork, and process improvement to allow more time to learn new skills.

Sep 2020 - Apr 2021

Leasing Agent

United States

I was consistently one of our top Leasing Agents when it came to selling and literally wrote a script on exactly how I can answer the phone from a new prospect who is simply interested in hearing more about us, to having them sign a full lease within 24 to 48 hours and sometimes before the phone call was over.I excelled in making necessary phone calls to current and potential residents, giving tours which likely resulted in the guest signing a lease within 24 hours, knowing the lease inside and out, always being available to cover a shift, and above all else, handling an unfortunate situation while staying calm, collected, and making sure the right steps are taken to resolve the event appropriately.
