Estates Technician
CurrentPredominantly setting budgets for Service Charges (responsive works) and calculating balancing service charges at the end of the financial year.Managing tender and contract documentation to ensure value for money for the Council.Working closely with Building Surveyors and Contractors to oversee the operation of Planned Maintenance works from the initial Section 20 Notices to the final account and dealing with disputes and/or potential conflicts and presenting viable options for their resolution.Ensure compliance with current legislation including Housing Acts and the Landlord & Tenant Act 1954 (part 2) and 1985.Familiarising myself with commercial and residential leases in order to recoup the Council’s maintenance charges as per the clauses in leases.Working closely with the Property Manager and Valuation Surveyors; I am responsible for achieving agreed financial and operational targets.Identifying and calculating sinking fund accounts in line with leases and keeping these up-to-date to ensure that tenants do not fall into hardship when faced with a large invoice.General management of the Commercial Estate including advising Building Surveyors of responsive works, working closely with budgets to keep tenants fully informed wherever possible, advising Valuation Surveyors of outstanding works and completing pre-contract enquiries for new lettings.Negotiating letting terms with potential clients in line with legislation and best value for the Council.
