Real estate development and property management leader, responsible for the re-development and overall management of the Golden Horseshoe Shopping Center in Scarsdale, New York, comprised of approximately 26 national, regional and local stores. Redevelopment project included the demolition and construction of two new buildings, as well as re-tenanting/upgrading the profile and credit-quality of tenants including: CVS Pharmacy, Seasons supermarket, Starbucks, Chopt, Barry’s Bootcamp, Vanilla Sky and Shoe Inn, among others.• Development experience includes the creation and approval of a new site plan, and stewardship of the land use/municipal approvals process. • Selected and managed the development/design team including the site engineer, land use attorney and architect. • Created the pro-forma analysis for the entire project, including soft and hard cost construction budgets, operating cash flow, and the DCF and IRR analysis. Responsible for sourcing and executing the financing of the project.• Selected general contractor and negotiated construction contract. Project included site plan redesign, upgrade of all utilities, replacement of sidewalks, site lighting, demolition of original building and construction of two new buildings. Construction took place while the entire center remained open and operational.• Direct oversight and execution of 26 new leases, lease renewals, workouts and assignments between 2014 and 2018. New triple net lease structure implemented, and form lease developed and implemented on majority of new leases and all renewals. Leasing activity includes pricing/financial analysis, creation of LOI, development and budgeting of work letters, and negotiation of brokerage agreements. • Property management: leasing, marketing, accounting, budgeting, treasury, maintenance and legal/litigation.
